Under California law (Gov. Code 66314), a detached ADU can be up to 1,200 square feet, and an attached ADU can be up to 50 percent of the existing home. State law also protects an ADU of up to 800 square feet with 4-foot side and rear setbacks. Your city's size limits cannot go below the state minimums.

No. Under Gov. Code 66314, a city cannot require replacement parking when a garage is converted or demolished to build an ADU.

State law allows an ADU to be rented separately from the main home. In general, an ADU cannot be sold separately from the primary residence, and local rules vary. Rentals of a JADU must be longer than 30 days. Check your city's rules before you plan around either.
